Stucco cracks for a few reasons: freeze-thaw working on the surface, the house settling and moving while the rigid stucco cannot, water getting behind it, or a previous patch done wrong. Fine hairline cracks are common and mostly cosmetic, but wider or spidering cracks let water in, and water behind stucco is what causes the serious damage. The repair has to address why it cracked, not just fill it.
Most stucco can be repaired. Cracks, localized water damage, and failed patches are fixable without redoing the whole wall. Full re-stucco is only needed when the existing coat has failed widely, is delaminating across large areas, or was installed poorly to begin with. We tell you honestly which one your wall needs instead of defaulting to the bigger job.
It depends on how much area is damaged, whether it is simple crack repair or cutting out and rebuilding water-damaged sections, whether the cause needs fixing too, and whether it is traditional stucco or EIFS. A few cracks are a small job; widespread water damage behind the wall is bigger. We assess it on site and give a free written estimate.
Traditional stucco is a cement-based multi-coat finish applied over a wall. EIFS, sometimes called synthetic stucco, is a foam-board system with a thin synthetic finish coat. They look similar but behave very differently, especially with moisture, and they have to be repaired as the systems they are. We identify which one you have first.
We match the texture and color as closely as possible so the repair blends in. New stucco cures a slightly different shade than aged stucco, so on a small patch in a very visible spot we will sometimes recommend blending the finish across a larger section or a natural break in the wall, which looks far better than a visible patched square.
Warning signs include staining or streaking on the stucco, especially under windows and at corners, stucco that sounds hollow when tapped, bubbling or soft spots, cracks that keep coming back after being filled, and damp or musty areas inside on an exterior wall. Any of those means it is worth having it looked at before the damage spreads.
