Pointing is the mortar finish in the joints between bricks. Repointing is the repair: raking out mortar that has eroded or cracked and packing fresh mortar back into the joints. It restores the seal that keeps water out of the wall and holds the brick together. It is a maintenance and repair job, not a rebuild.
People use the words interchangeably, but strictly, repointing is renewing the failed mortar in the joints. Tuckpointing is a finer decorative technique where a thin contrasting fillet line is worked into the mortar to give the look of very crisp, fine joints. Most Staten Island homes need repointing; tuckpointing is a finish choice on top of it.
It depends on the area to be pointed, how deep and far gone the joints are, how much of the wall is involved versus spot repairs, and access, since chimney and upper-wall work needs a ladder or scaffold. A small porch is a very different number from a full chimney and facade. We assess it on site and give a free written estimate.
The clearest signs are mortar you can rake out with a key or a finger, gaps or missing chunks of mortar, brick faces flaking or popping off, white chalky staining, or damp patches inside on an exterior brick wall. Catching it at the crumbling-mortar stage keeps it a pointing job instead of brick replacement.
No, and it usually makes things worse. Caulk or a surface sealer over failing joints traps moisture inside the wall instead of letting the wall breathe and shed water through matched mortar. The right fix is to rake the old mortar out and repoint. We do not recommend caulking brick joints as a substitute.
That is spalling, and it is caused by water. Water gets in through failed mortar joints, freezes, expands, and pops the outer face off the brick. It means the mortar failed some time ago and water has been getting in. We repoint to stop the water and replace the spalled bricks that are too far gone.
